Scope of Services
Define   Design   Deliver

i-SCIENCE’s base scope of laboratory / medical space planning service includes; Prepare Brief Document, Establish Functional Criteria, Prepare Schedule of Accommodations, Prepare Design Narrative, Develop Room Data Sheets, Create Inter/Intra Departmental Group and Services Adjacency Matrix, Prepare blocking /stacking diagrams. Prepare 1/4” or 1:50 loaded indicative space layouts, Prepare schedule of equipment, Prepare single line engineering system plans, Assist in development of cost estimate, and Supervisor implementation of functional / design criteria.


Phase I


•Review any existing documents in an effort to understand the current project intent and scope.


•Perform a spatial and equipment analysis / inventory of indicative existing laboratories and laboratory support space that may be relocated to or representative of the new facility.


•Prepare indicative Room Data Sheets for new laboratory and laboratory support spaces.


•Prepare indicative Technical Worksheets for new Architecturally Significant Equipment (ASE) to be included in project.


•Prepare various schematic design options for typical laboratory / medical and laboratory / medical support space layouts.


•Assist the users in the determination and selection of the desired option consistent with program need and project limitations.


•Review selected options with Design Team to instill the necessary level of understanding.


•Provide the Design Team Engineers with sufficient preliminary engineering information relative to the design of the laboratory / medical and laboratory / medical support spaces, and associated equipment, as to allow for proper sizing of plant space and building systems.


•Prepare outline specifications for laboratory / medical furniture, fume hoods, biological safety cabinets, service fittings, local specialized exhaust, shelving, and other fixed ASE equipment such as cold rooms, autoclaves, glassware washers / dryers and the like.


•Prepare statement of probable cost for laboratory  / medical furnishings and ASE equipment to be purchased from project budget.

Phase II


•Integrate the selected laboratory / medical design options with the structural, mechanical, and electrical systems in a manner allowing for future flexibility of space and systems.


•Present and discuss laboratory / medical furniture systems and configurations, and assist / recommend the selection of a system consistent with project goals, budgets and long term flexibility, integrated with the planning module, and review with Administration, Departmental Representatives, and the Design Team.


•Update typical Room Data Sheets for new laboratory / medical and laboratory / medical support spaces to reflect each individual space.


•Update Technical Worksheets for new ASE equipment to be purchased with project funds.


•Assist the design team in the development of detailed design drawings at 1:50 (1/4”) for each laboratory /medical and laboratory /medical support space, and review same. These drawings should show laboratory / medical furniture, fume hoods, biological safety cabinets, service fittings, local specialized exhaust, shelving, and other fixed ASE equipment such as cold rooms, autoclaves, glassware washers / dryers and the like. These drawings should also locate major Owner Furnished Equipment.


•Provide schedules of air balance, air change requirements, local specialized exhaust system flows, fume hood exhaust air volumes, plumbing fixture flows and other criteria to allow the Design Team to further refine and size the building systems requirements.


•Assist Design Team in the development of 1:50 (1/4”) scale Laboratory Furniture Elevation Plans indicating selected cabinetry, services, and ASE equipment.


•Advance the Outline Specifications to Preliminary Specifications for laboratory / medical furniture, fume hoods, biological safety cabinets, service fittings, local specialized exhaust, shelving, and other fixed ASE equipment such as cold rooms, autoclaves, glassware washers / dryers and the like.


•Assist in the development of modular laboratory / medical plumbing design for typical spaces and assist the design team in the determination of points of connection for coordination with building engineer and trades.


•Assist in the development of modular laboratory / medical electrical design for typical spaces and assist the design team in the determination of points of connection for coordination with building engineer and trades.


•Assist in the preparation and review of an estimate of laboratory / medical equipment heat gain loads for each type of laboratory / medical and laboratory / medical support space for integration with building engineers overall occupancy and solar gain loads.


•Present review of final design development laboratory / medical plans with Administration, Departmental Representatives, and Design Team to achieve final sign-off.


•Update Statement of Probable Cost for laboratory / medical furnishings and ASE equipment to be purchased from project budget.

PHASE III


•Update Room Data Sheets for new laboratory /medical and laboratory / medical  support spaces.


•Update Technical Worksheets for new ASE equipment to be purchased with project funds.


•Assist the Design Team in the preparation of Construction Documents to include:

oupdated design development plans

oupdated laboratory / medical furniture elevations

oequipment lists, schedules and details


•Finalize specifications for laboratory / medical furniture, fume hoods, biological safety cabinets, service fittings, local specialized exhaust, shelving, and other fixed ASE equipment such as cold rooms, autoclaves, glassware washers / dryers and the like.


•Review 50% and 95% complete Laboratory / medical Furnishings Construction Documents and specifications as prepared by the design team for execution of owner’s intent. This scope of work does not include review for systems coordination, code or accessibility compliance, or interpretation of Contract Documents.


•Laboratory / medical Plumbing: Review 50% and 95% documents prepared by the building engineers for coordination of piped services within laboratory and laboratory support spaces with the laboratory furnishings and ASE equipment.


•Laboratory / medical Electrical:  Review 50% and 95% documents prepared by the building engineers for coordination of branch circuits within laboratory and laboratory support spaces with the laboratory furnishings and ASE equipment.


•Laboratory / medical HVAC & equipment exhaust: Review 50% and 95% documents prepared by the building engineers for coordination of supply diffusers and exhaust grills as well as all fume hood and ASE equipment exhaust connections within laboratory and laboratory support spaces.


•Laboratory / medical lighting: Review 50% and 95% documents prepared by the building engineers for coordination of overhead lighting layouts within laboratory and laboratory support spaces with the laboratory furnishings and equipment.


•Update Statement of Probable Cost for laboratory / medical furnishings and ASE equipment to be purchased from project budget.

PHASE IV


•Prepare addenda and clarifications of documents in reference to laboratory / medical furniture, fume hoods, biological safety cabinets, service fittings, local specialized exhaust, shelving, and other fixed ASE equipment such as cold rooms, autoclaves, glassware washers / dryers and the like.


•Review laboratory / medical furniture, fume hoods, biological safety cabinets, service fittings, local specialized exhaust, shelving, and other fixed ASE equipment bids and provide a cost benefit analysis of same with recommendation as to award and / or acceptance.


•Review / Reject / Approve submittals in reference to laboratory / medical furniture, fume hoods, biological safety cabinets, service fittings, local specialized exhaust, shelving, and other fixed ASE equipment.


•Review / Reject / Approve ‘substitutions and or equals’ in reference to laboratory / medical furniture, fume hoods, biological safety cabinets, service fittings, local specialized exhaust, shelving, and other fixed ASE equipment.


•Prepare a ‘punch list’, subsequent to installation, for laboratory / medical furniture, fume hoods, biological safety cabinets, service fittings, local specialized exhaust, shelving, and other fixed ASE equipment. Review / Reject / Accept solutions to items identified in the punch list.


•Review Contractor’s ‘as-built’ record drawings relevant to laboratory / medical furniture, fume hoods, biological safety cabinets, service fittings, local specialized exhaust, shelving, and other fixed ASE equipment.


•Review / Reject / Accept Operations and Maintenance manuals for laboratory / medical furniture, fume hoods, biological safety cabinets, service fittings, local specialized exhaust, shelving, and other fixed ASE equipment.
